James was born and raised in Memphis, TN. With nearly two decades of experience helping investors buy, renovate, and manage properties he focuses on specific areas around Memphis, TN where rental properties are in demand by qualified tenants. His team buys houses, commercial buildings, and apartments, fully renovating them and bringing them up to current code requirements and modern-day standards. He has built 300+ brand new homes and holds two Real Estate Brokerages with licenses in TN & MS. His focused approach with iBuyYourHouse.com, FoundationPM.com, and JamesWachob.com produces results for his investors and positively affects their bottom line.
JEREMY
As Chief Operating Officer of Foundation Property Management, Jeremy oversees daily operations, ensuring all teams perform efficiently and effectively. He provides leadership to streamline processes, enhance productivity, and drive operational excellence. A key responsibility includes assisting the purchasing division in acquiring homes, overseeing all aspects of acquisitions, negotiations, and due diligence. Jeremy also ensures seamless collaboration between departments, maintains quality control, and implement strategies across the organization.
CHRIS
As one of our Acquisitions and Renovation Directors, Chris brings over 26 years of Construction Experience and 10 years of solid high volume property management experience. His focus daily is ensuring we purchase, renovate and sell properties that are low maintenance and high quality for our Trusted Clients. He has vast knowledge in cost reduction and construction processes that makes purchasing and renovating seamless. His main core value will always be “DO THE RIGHT THING, EVEN IF IT HURTS”. By bringing on the Sibi program, he has helped reduce material cost by 30% to ensure our trusted clients get the best products the lowest cost directly from the manufactures. When any construction question arises, everyone knows he is the right person get the correct answer from.

As part of the Acquisition team in I Buy Your House, I take a proactive approach to lead acquisition by contacting potential sellers, making competitive offers, and scheduling appointments. With a commitment to integrity and efficiency, I prepare and send purchase agreements, follow up on offers, and ensure accurate record-keeping in the acquisition sheet. I also prioritize relationship-building through consistent prospecting and effective communication, helping to create trust and long-term opportunities for the company

I specialize in helping homeowners sell their properties quickly and hassle-free. Our team understands that every homeowner’s situation is unique, so we provide personalized solutions that fit your needs and timeline. Whether you’re dealing with financial difficulties, an inherited property, or just want a smooth and stress-free sale, I’m here to help. My goal is to make selling your home as easy as possible.

By focusing on areas of town that are safe, and close to major employers like FedEx, St. Jude Children’s Research Hospital, and Nike’s Worldwide Distribution Center – we stay 98% occupied and therefore keep your properties tenanted with hard-working, long-term tenants. The average tenant stay is 2.75 years and the eviction rate is less than 1%. We add install several “maintenance preventers” like hard-surface flooring, new roofs, new HVAC, new plumbing, etc. This helps keep maintenance requests to a minimum and our investors coming back when they decide to expand their portfolio.
