James Wachob was born and raised in Memphis, TN. With nearly two decades of experience helping investors buy, renovate, and manage properties he focuses on specific areas around Memphis, TN where rental properties are in demand by qualified tenants. His team buys houses, commercial buildings, and apartments, fully renovating them and bringing them up to current code requirements and modern-day standards. He has built 300+ brand new homes and holds two Real Estate Brokerages with licenses in TN & MS. His focused approach with iBuyYourHouse.com, FoundationPM.com, and JamesWachob.com produces results for his investors and positively affects their bottom line.
STEPHANIE JONES – VP, Sales and Marketing
Stephanie is a native Memphian with over 20 years of experience in sales, management, and operations. As Vice President of Sales and Marketing, she is responsible for all communication with existing and future clients to ensure TurnkeyInvest.com makes investing in single-family rental properties radically simple. Stephanie is fully committed to providing each client with a 5 star, true turnkey experience during each transaction. During your initial discovery stage, Stephanie and her team will answer any questions you may have. During your purchase process, they will guide you through each step and deliver a white-glove service. After closing, the team will continue to maintain a clear line of communication so that you are always kept in the loop with every detail pertaining to your investment.
TOMO OBLAK – Chief Operation Officer
Tomo Oblak is our Chief Operating Officer. With an extensive background in civil engineering and manufacturing, Tomo implements all processes and systems. Originally from Slovenia, he enjoyed being an instrumental part of major construction projects like tunnel building, port pier extensions, road building, and utility lines construction. Since moving to the United States, he acquired the TN Real Estate Affiliate Broker license, OSHA 511 certifications, and was a Plant Manager in an international manufacturing company. Tomo has a passion for helping our investors increase their bottom line.
RYAN MULDEZ – Acquisitions
Ryan has a background in customer relations and has worked with several top banks in the country. His excellent people skills, together with his desire to help every seller achieve their goals in selling their house has always translated positively in making every transaction quick and hassle-free.
DAWN KINARD – Principal Broker
Dawn is a native Memphian. She grew up in the family Real Estate business along-side her father and grandfather working as an accounts manager. She earned her Real Estate license while attending the University of Mississippi in 1986 and a few years later received her Brokers License as well as her General Contractors License.
Over the past 35 years, she has been involved in all phases of the Real Estate industry both residential and commercial construction, management, leasing, marketing, and sales. She has served numerous candidates for both local and state political offices as a finance committee member, finance chair, treasurer and chief financial officer.
She has offered her time to serve on numerous boards and committees such as the Land Use Control Board, City of Memphis Environmental Committee, Shelby County Sheriff’s Office Advisory Board as well as the Unified Development Code Advisory Board. She most recently served as an appointee under Shelby County Mayor, Mark Luttrell, as the Administrator of The Shelby County Land Bank, the Real Estate arm for Shelby County Government.
By implementing a commonsense approach, knowledge of the real estate industry, along with her strong work ethic, was successful at increasing revenue by over 500% to over 32 million dollars over the nine years that she served. Dawn’s years of commitment to her clients and community have enabled her to build strong professional relationships that cross diverse cultures and socio-economic backgrounds.
KATHY CANTO – Tenant Communications Specialist
Kathy Canto is our tenant communications specialist and has a passion for helping potential tenants find their next home. With an extensive background in general real estate Kathy strives to find the most qualified tenant for each of our rental properties.
PAUL GRANADA – Tenant Services
Paul’s passion is to deliver a tailored fit type of service based on his client’s requirements. Having an extensive background in customer service and the real estate industry, including his eagerness to help everyone who wants to sell their home makes every transaction fast and easy.
CAROLE HOSFORD – Accounting
Carole has lived in the Memphis area most of her life. She is our organization’s accountant with over 35 years of experience. Her specialty is residential construction, land development, and property management.
JENNY GRAY – Contract Administrator
Jenny Gray is a native Memphian who took a circuitous route to her present position, spending many years in the world of healthcare with a brief layover in aviation before discovering real estate. Her reputation as an extremely organized person who can subdue chaos and produce a sense of order brought about her introduction to James Wachob. Jenny enjoys tackling a challenge and emerging triumphant. After a day of expediting real estate transactions, she enjoys going to the gym for classes where she can build a stronger body and replenish her energy. She wants to build long-term relationships and be a catalyst to help investors achieve their goals.
BEN ISIDRO – Investors Relation Manager
Having an extensive background in the customer service industry, Ben has the passion to help our clients achieve their goals and has the knowledge to provide constant information, accurate analysis and deliver results. He is in charge of all investor communications especially with follow-ups, property updates, answering all inquiries and ensuring investor satisfaction. Previously, Ben worked as a Real-Time Escalations Specialist in one of the biggest telecommunications conglomerates in the US in which his main responsibilities are handling escalated or supervisory calls, ensure proper resolution to the customer’s concern and deliver 5-star customer service. He also worked as a customer/technical service specialist for a Prepaid Wireless Provider in the US and an outbound sales specialist for a company based in the UK.
HARVEY ABROT – Operations
Harvey has a wide range of background in customer service, construction, and real estate industry. He takes care of the “behind the scene” works, ensuring all documents needed are complete. He is very passionate about his work and makes sure to get the job done with 100% accuracy. For him, trust and credibility are very essential.
JACKIE IDOL – Marketing Manager
Jackie is our Marketing Manager. She is dedicated to helping real estate professionals launch their brand online through her extensive knowledge in online marketing, digital marketing, and website development. Jackie graduated with a Bachelor’s degree in Information Systems and has earned years of experience helping companies grow through information technology.
ANN ABROT – Sales and Marketing Support
Ann has a wide range of background in customer service and real estate industry. She’s an expert at “thinking outside of the box” and always does what’s in the best interest of our clients. Ann was a trainer in one of the biggest American telecommunications conglomerate wherein she had developed her administrative skills. She has an eye for details and can multi-task effectively while staying focused on the end goal and ensuring quality work.

The average tenant stay is 2.75 years and the eviction rate is less than 1%.
We add install several “maintenance preventers” like hard-surface flooring, new roofs, new HVAC, new plumbing, etc. This helps keep maintenance requests to a minimum and our investors coming back when they decide to expand their portfolio.
